Inspections, Appraisals & What Happens Next

Once your home is under contract, the buyer typically has a window of time—agreed upon in the offer—to complete their due diligence. That includes inspections, appraisals, and reviewing disclosures.

This phase can feel overwhelming without the right support. But don’t worry—we manage all the moving parts and keep you informed at every step.

Home Inspections: What to Expect

Most buyers will hire a licensed home inspector to examine the property top to bottom. Some may even bring in specialists to look at specific systems like the roof, HVAC, or structure.

Depending on the report, the buyer might:

  • Move forward and remove their inspection contingency
  • Request repairs or credits
  • Try to renegotiate the price

When that happens, our team steps in to negotiate calmly and professionally on your behalf—always with your best interest in mind.

Appraisals & Loan Approval

If the buyer is financing the purchase, their lender will send out an appraiser to verify that the agreed-upon price aligns with the property’s market value.

We prep your home and pricing strategy so that appraisals are rarely a surprise—in fact, most of Melissa’s listings appraise right at or near list price, even when buyers are paying over asking!

For added peace of mind, we also recommend choosing buyers who are fully pre-approved (not just pre-qualified) by their lender.

Contingencies: The Safety Nets

Contingencies are conditions in the contract that must be met for the sale to move forward. Common buyer contingencies include:

  • Home inspection
  • Loan approval
  • Appraisal
  • Title review
  • Insurance and document review

We help you track every contingency deadline and keep things moving forward—so there are no surprises, missed steps, or last-minute scrambles.

The Role of the Closing Agent

A title company or attorney will be assigned as your closing agent, responsible for researching the property’s history and ensuring your title is clear of liens or claims. This protects both you and the buyer during the transfer of ownership.

We’ve Got You
